Commercial Work

Toronto commercial interlock repair, staged around you

On a commercial property the repair is the easy part. Keeping the entrance usable, the walkway safe and the tenants able to park while it happens is what the job is actually about.

  • Work staged in sections
  • Off-hours scheduling available
  • Trip hazards documented

Property Liability

A lifted paver on a walkway is a claim waiting

A six millimetre lip is enough to catch a toe, and on a commercial walkway that is a documented hazard the moment someone reports it. That is why we photograph and measure every lift before and after, so the property manager has a record of what was found and what was corrected.

Commercial base failure also has a different cause than residential: the area was usually built for foot traffic and is now taking delivery vehicles or a bin truck, so the repair has to rebuild the base for the load it actually sees rather than the one it was designed for.

See how condo walkway repair is staged, what base repair involves under load, and how edge restraint holds a large field together.

How It Runs

Four steps that keep a property open

  1. Walk and document

Every lift, settlement and open joint photographed and measured, which gives the property manager a record before work starts.

  2. Stage the sections

The area is split so one part is always passable, and we agree which part comes first around your traffic.

  3. Rebuild for the real load

Base depth and compaction sized for the vehicles the area actually sees, not the ones it was originally built for.

  4. Hand back and record

Each section reopened as it finishes, with after photos to match the before set.

Access First

The repair is easy, staying open is the job

On a commercial property the paving work is the same as anywhere. What differs is that people have to keep reaching a door while it happens.

So the four pages here are organised around access rather than around the defect: a walkway that is the only route to a building, a forecourt taking delivery vans, a lot where a refuse truck lands the same load every week, and a portfolio a board approves in parts. Every one is sectioned so a route stays passable and notices go out in advance.

See how condo walkways are phased, what parking areas need at a bin pad, and how property management scopes a portfolio.

Common Questions

Commercial questions from Toronto managers

Asked on most visits for this kind of work.

Yes, and on entrances and main walkways we usually recommend it. Evening and weekend staging costs a little more and interrupts far less.
No. Work is staged in sections with a passable route maintained, which is the normal arrangement on plazas and walkways.
Around six millimetres is the commonly cited threshold. We measure and photograph each one so the record is not a matter of opinion.
Usually because delivery or service vehicles cross it and the base underneath was built for pedestrians. It needs rebuilding for that load.
We supply before and after photos with measurements and a written scope. Anything beyond that goes to your insurer or engineer.
Yes. We prioritise by hazard first and give you a scope split into sections with a price on each, so you can approve what the current budget covers and carry the rest into the next year.

Our office walkway was staged in three sections so the entrance was never closed. Crew arrived at seven and was gone by four each day.

The proposal covered base repair, relay and new edge restraint with a drawing. The board approved it without a second meeting.

They handled a large plaza repair with the same care as a backyard patio. Every joint filled, every edge locked.

Insurance wanted proof the trip hazards were fixed. Their report with before and after photos was accepted as is.
